Frequently Asked Questions

We hope this information is useful, but please contact us if you have any other questions

Can my landlord evict me if I start a claim?

The short answer unfortunately is still yes. Whilst there are some changes to the law coming which means landlords will not be able to evict you if you're not at fault, those changes still have yet to come into force and landlords can and will still evict as a means of retalliation.

How much will it cost me to claim?

We help private tenants on the same basis as council and housing association tenants - no win no fee. This means you do not pay anything up front and only pay for our services when your claim is successful.

What can I claim for?

You can claim compensation for living in a property that is in disrepair, along with any damages for personal items that have been damaged and any injury to your health due to the disrepair.

How much compensation will I receive?

The main focus of a housing disrepair claim is to get your property repaired to the highest possible standards (not your landlord's standard). Compensation depends on the severity of the disrepair and how long you have been complaining about it. It varies on a case by case basis.

What do I need in order to make a claim?

You need to have informed your landlord of the disrepair and given them a reasonable amount of time to make those repairs. If they are ignoring you or refusing to repair then providing you still live in the property and can prove that you have notified the landlord then you can make a claim.

I am in arrears, does this make a difference?

Yes, it can make a difference to your claim. If you are not paying rent (even if you believe that withholding rent is fair due to the poor state of your property) you are in breach of your tenancy agreement and your landlord can evict you.

How Thermal Imaging Detects Damp and Mould Before It Becomes Visible

How Thermal Imaging Detects Damp and Mould Before It Becomes Visible

February 21, 20254 min read

When it comes to tackling damp and mould in rental properties, early detection is key. But what if the signs of an issue aren’t immediately visible? Traditional inspections often rely on spotting surface-level symptoms, such as stains, peeling paint, or musty odours. However, by the time these signs appear, the damage may already be significant. This is where thermal imaging technology becomes invaluable.

In this post, we’ll explore how thermal imaging works, why it’s a game-changer for landlords, and how it forms an integral part of Redfearn Experts’ Damp, Mould, and Condensation (DMC) survey service.

What Is Thermal Imaging?

Thermal imaging, also known as infrared thermography, is a non-invasive technology that detects temperature variations across surfaces. By identifying areas of heat loss or cold spots, thermal imaging can reveal moisture-related issues that aren’t visible to the naked eye.

How It Works

  • Infrared Cameras: Thermal imaging devices use infrared cameras to capture the temperature of surfaces within a property.

  • Temperature Differentials: Areas with excessive moisture tend to retain heat differently than dry areas, creating distinct patterns in the thermal image.

  • Detailed Analysis: Surveyors interpret the thermal images to identify potential issues such as hidden damp, water ingress, or insulation defects.

What Can Thermal Imaging Detect?

Thermal imaging is particularly effective at uncovering hidden problems that contribute to damp and mould. Key issues it can detect include:

1. Hidden Damp

Thermal imaging can identify damp patches that haven’t yet caused visible stains or discolouration, allowing landlords to address the issue before it worsens.

2. Water Ingress

Leaking roofs, gutters, or pipes can introduce water into the property. Thermal imaging reveals these entry points by highlighting temperature anomalies.

3. Cold Spots

Areas with poor insulation or heat loss create cold surfaces that attract condensation, a precursor to mould growth. Thermal imaging pinpoints these cold spots, enabling targeted improvements.

4. Ventilation Issues

Poor airflow can cause uneven heating, leading to condensation build-up in certain areas. Thermal imaging highlights areas where ventilation needs improvement.

The Benefits of Thermal Imaging for Landlords

1. Early Detection

Thermal imaging detects problems at their earliest stages, preventing minor issues from escalating into costly repairs or legal claims.

2. Non-Invasive Inspections

Unlike other diagnostic methods, thermal imaging doesn’t require any drilling or dismantling of property structures, making it a hassle-free solution for landlords and tenants.

3. Accurate Diagnosis

By pinpointing the exact location and cause of damp or mould, thermal imaging ensures landlords can take effective, targeted action.

4. Enhanced Tenant Satisfaction

Addressing potential issues before they become visible improves tenant satisfaction, demonstrating a proactive approach to property management.

How Thermal Imaging Fits into DMC Surveys

Thermal imaging is a key component of Redfearn Experts’ DMC survey service, providing landlords with a comprehensive understanding of their properties’ condition. Here’s how it works:

1. Comprehensive Property Assessment

Thermal imaging is used alongside other tools, such as damp meters and anemometers, to provide a complete picture of the property’s moisture levels, ventilation performance, and insulation quality.

2. Identifying Problem Areas

The infrared camera highlights areas of concern, such as hidden leaks, damp patches, or insufficient insulation, which are then cross-referenced with other survey findings.

3. Actionable Reporting

Thermal imaging results are included in the final survey report, complete with images and detailed recommendations for resolving identified issues.

Case Study: How Thermal Imaging Solved a Damp Mystery

The Problem: A landlord was receiving complaints about a persistent musty smell in a tenant’s living room, but visual inspections revealed no obvious signs of damp.

The Solution: A DMC survey incorporating thermal imaging identified a cold spot on an internal wall, caused by a leaking pipe concealed behind the plaster. The landlord was able to arrange repairs before the issue caused further damage.

The Outcome: The musty smell disappeared, tenant satisfaction improved, and the landlord avoided a potential housing conditions claim.

When Should Landlords Use Thermal Imaging?

Thermal imaging is particularly useful for:

  • Recurring Damp Issues: When problems persist despite previous repairs, thermal imaging can identify hidden causes.

  • Pre-Purchase Inspections: For landlords acquiring new properties, thermal imaging ensures they’re aware of any potential issues.

  • Periodic Maintenance: Regular thermal imaging inspections can help landlords stay ahead of moisture-related problems.
