Leaking Roofs

Is the roof leaking in your rental property, causing you discomfort, possible health problems and damage to your property?

Your landlord has a basic duty to provide a safe and comfortable home and to ensure their tenants are not living in unsafe conditions. This means every tenant has a right to have repair issues dealt with in a reasonable time, and should not be charged anything for doing so.

At Sparrowhawk Legal we are dedicated to making sure tenants in rental properties are suitably represented in housing disrepair disputes with a landlord. We believe you should be properly compensated for damage and discomfort and should be left with a safe and comfortable home. So if you are living with a leaking roof in your rental property, contact our expert team at Sparrowhawk Legal today.

How can a leaking roof occur?

A leaking roof can happen in a few different ways, sometimes through poor installation work and the use of poor materials, but often simply through natural weathering and wear and tear. Leaks can happen through dislodged or damaged roof tiles, deteriorated sheeting, blocked or damaged gutters and downpipes or through damaged fascias and soffits. Roofing structures should be regularly inspected by the landlord to identify where natural damage, structural deterioration or blockages may be happening which can lead to major problems. A leaking roof is usually caused by an initial, separate problem that could be stopped at source if identified or reported early.

How can a leaking roof affect you?

Rainwater will always find a route of travel, so if your roof is not keeping it out, it will always find a way into your home. That means any gaps in tiles, sheeting or fascias and soffits, and any gutters or pipework that are blocked, will divert water through your rafters, brickwork and plasterwork into your property. This can lead to water dripping into your home through the walls and/or ceiling. It can lead to rot, damp and mould and if not dealt with, and can lead to dangerous instability issues.

Damp and mould can be very unpleasant and uncomfortable to live with, and can cause health problems, along with stress and anxiety. Water leaks can also damage your property. You can’t aways see the effects of a leaking roof straight away, but if the problem is not identified quickly it can turn into a serious problem. Leaking roofs can:

  • Endanger you and your family through a structural issue

  • Damage your belongings

  • Make the property damp, cold and unpleasant to live in

  • Cause physical and mental health problems

As soon as you find a leaking roof, or a problem with the roof that can lead to water leaks when it rains, this should be reported to your landlord. Sparrowhawk Legal can help you with this form of dispute, so contact our team today.
